The rehabilitation of the Fasa homes in Valladolid, the best urban regeneration initiative in Spain

Four hundred homes occupied by a thousand neighbors that have reduced the energy bill by 64% using biomass

The Remurban project has won the award ASPRIMA-SIMA as “Best Urban Regeneration Initiative” in its 19th edition, which is awarded by the Madrid Real Estate Exhibition (SIMA) in collaboration with the Association of Real Estate Developers of Madrid (ASPRIMA). It is a reference award in Spain, with ten categories, which recognizes the best projects in the sector in areas such as innovation, company training or sustainability

The rehabilitation of the Fasa District, focused on energy efficiency and innovation, has reduced carbon emissions by more than 70%. Almost 400 homes and more than 1.000 neighbors benefit directly through a financing model based on energy savings, 30%.

The actions developed in the Fasa district have allowed the reduction of energy consumption by around 30% with a contribution of 80% biomass, which reduces CO2 emissions in the district by 77%. The energy bill of the residents of the district has been reduced by 64%, increasing their thermal comfort by 14%. These figures reflect the potential of the districts to become more energy efficient and contribute to achieving the EU's goals of carbon neutrality in 2050.

The reduction in energy demand and the increase in comfort conditions have been key in the design of the rehabilitation project.

Biomass

The hallmark of the project, a "low or almost zero energy" district, was achieved thanks to the integration and management of a more efficient energy supply and with sources, above all, of local resources. (biomass from the pine forests of Segovia and photovoltaic solar), the active participation of a community of residents with roots in the city since the 60s, a profitable renovation of buildings with minimal disturbance, and transversal ICT management solutions to optimize performance and comfort conditions.

The district was chosen because it is a compact area and a starting point as an example for other areas with a similar potential for energy savings and the integration of renewable sources. The Fasa neighborhood built for Renault workers was the ideal candidate: 19 blocks of 5 floors, a 14-floor tower, as well as a building with a thermal power plant that supplied heating to 398 homes.

Regarding the energy intervention, the building envelope was rehabilitated, a photovoltaic façade was installed on the tower, new more efficient lights for all common areas and a complete renovation of the heat network through the use of biomass integrating ICT solutions. and applying energy protocols that assess performance and verify energy savings at the district level.
